摘要：作者美国、日本及香港近半世纪的房地产发展情况，总结出房地产发展相对于经济发展的联动效应。以此来佐证政府宏观调控房地产的必要性。房地产涉及上下游行业广泛，几乎波及到人类的衣食住行的行业，形成一个产业链条，真可谓牵一发而动全身论文。简而言之，对房地产的调控就是对经济的调控，对房地产降温也就是对经济降温毕业论文下载。防止房地产业泡沫化，使经济处于良性发展之中，是这篇论文能给人们最大的启示。

Abstract: In this paper, combining with the real estate development of United States, Japan and Hong Kong nearly half century,the author summarizes the linkage effect of real estate development relating to the economic development, which proves the necessity of macro-control of the government to the real estate. Real estate involves wide industries upstream and downstream, concerning almost all the industries about every aspect of people’s living, which forms a industry chain that one change can makes all change. In short, the regulation of real estate is the economic regulation,and cooling on real estate is to cool the economy. The most benefit inspiration this paper can give is to prevent the real estate industry bubbling, so as to make the economy in a positive development.
